Irving Park ADU

Intended as additional living space for a growing family (ours), this 325-square-foot ADU was designed as a multi-function space. It has been used as a guest house, a home office, a short-term rental, and a place to live while remodeling the main house, demonstrating the versatility of an ADU.
Tall windows, glazed doors, and a partially vaulted ceiling make it feel larger than its footprint. A compact yet efficient floor plan feels comfortable despite the small size.

The ADU occupies the northwest corner of a standard 50-by-100-foot Portland lot. With careful siting and a compact footprint, the ADU defines distinct outdoor spaces while preserving much of the yard. Carefully placed windows maintain privacy between the ADU and the main house while opening to a south-facing private patio.
A restrained palette gives the small space warmth: polished concrete floors with hydronic heat, exposed framing, and vertical-grain Douglas Fir doors and trim.
The envelope is built to perform, with advanced framing, dense-pack cellulose, and careful air-sealing under a durable metal roof. Operable windows draw night air across the slab to cool it in summer, and a ducted mini-split provides additional cooling when needed.
